Naoki Yoshiyama

Naoki Yoshiyama is the founder and the Managing Partner of Five Star Partners Co., Ltd. Yoshiyama led the CBRE Japan’s hotel real estate businesses, industry research, media relations, and deal advisory, as the Head of Hotels and a member of the company’s Japan Operating Committee for two and half years from 2015.


Yoshiyama built the track record of financing, acquisitions, developments, and operations of fifty hotels and resorts in Japan, being responsible for leadership positions including the Executive Committee Member of Ishin Hotels Group (*). Yoshiyama started his career at the MUFG Bank.

Yoshiyama received a B.A. from the Hokkaido University and a Master of Management in Hospitality from the Cornell University in US and the Nanyang Technological University in Singapore.

(*) Ishin Hotels Group is a hotel investment/operation platform jointly established by the Grove International Partners and the Westmont Hospitality Group.

Case Study: A business hotel in Hakodate, Hokkaido


Hakodate is the gateway city of southern Hokkaido. Shinkansen high-speed train started its regular operation in March 2016 connecting the city with Tokyo in four hours. Five Star Partners performed the hotel market research for a hotel owner to plan its exit strategy. Five Star Partners advised an East Asian developer when the company was trying to enter into the hotel businesses in Okinawa. The visitor arrivals to the island were more than nine million in 2018. Five Star Partners conducted the due diligence visiting the development site, examining documents, and hearing from local government officers.

Case Study: A boutique hotel in Kyoto
 

Kyoto used to be the capital of Japan for one thousand years before the emperor moved to Tokyo. The city’s history and culture attract both domestic and international travelers. Five Star Partners arranged the sale and purchase of a boutique hotel in central Kyoto. The seller’s plan was to withdraw from the hotel operation, meaning that the sale was a vacant possession opportunity. Five Star Partners was involved in due diligence, operator selection, and renovation/rebranding plan. The deal was between a local business owner and a Hong Kong based institutional investor.
